The Services I Provide when you are Looking for a Home

• your budget (don't forget to get pre-approved!)
• the area you are looking in
• what features you would like your home to have
• the number of bedrooms and bathrooms
• the type of home (bungalow, 2-story, cab over, bi-level, etc)
• a list of must-haves and nice-to-haves

Once we have completed this list, I enter this criteria into our Matrix system and you will get automated emails when homes are listed. This is a wonderful feature as it gives you a head start on others who may be using REALTOR.ca in their search. Sometimes having a head start puts you in a position where you can view the home sooner and potentially put in an offer first.

As you find homes that you are interested in, you will communicate with me which ones you would like to view. I book the appointment with the listing agent, and we meet at the home to view it. Prior to viewing the home, I will do research on the home itself, and the area it is located in. I look for things such as:

• if it has been on the market before, and if so, how long ago and what updates have been done
• updates that have been done and see if permits have been pulled to complete the work (you may not want to purchase the home if the work is not up to code
• a completed Property Disclosure Statement (where the owner must disclose if there are any known issues with the home, and what was done to remedy the issues)
• whether it has been in the news for any reason
• the neighbourhood and the amenities nearby
• schools in the area

If we look at the home and it is not to your liking, the search continues! If you think the home is the one, we start the offer process.

The offer process can be confusing but don't worry, I will be there with you every step of the way! Before submitting the offer, I will look at the area for similar homes and what they sold for to ensure the price we offer is a good/fair one. We will discuss what conditions are most suitable for you, such as financing, home inspection, etc. Once this is all complete, we sign and submit the paperwork and see if the offer is accepted!

In some cases, this process is repeated a number of times, based on how competitive the market is. Again, I will be with you every step of the way!

The services that I provide to you are free services. As the buyer, you are not on the hook to pay me. I receive payment once the process is complete, and you have your dream home, from the proceeds of the sale of the home.
